What does the $109 a month actually cover?

The whole running of the tenancy: rent collection, late-rent notices served correctly, 24/7 maintenance intake and vendor coordination, deposit accounting, statements, HOA and utility correspondence, and portal access for you and your tenant. Vendor invoices for actual repairs are passed to you at cost with no markup, and nothing is spent without your approval. Two things sit outside it and both are flat figures rather than percentages: Screening & Lease Execution at $499 when a unit turns over, and lease renewal at $299 when a tenant renews. An owner with a settled long-term tenant pays neither.

You (or your representative) handle the local, physical showings—completely eliminating the traditional leasing fee of a full month's rent. We handle the critical administrative and financial heavy lifting: comprehensive background, credit, and eviction screening, pet/assistance animal verification, and preparing a strictly compliant Washington lease with all required addendums. This Screening & Lease Execution package is a flat $499, keeping your upfront costs low and your compliance standards high.

What happens if a tenant stops paying?

When rent stops, our administrative system immediately goes to work for you. While most self-managing landlords lose their cases early due to paperwork errors, we ensure strict compliance from day one. We meticulously prepare the exact, WA-compliant notices and coordinate the proper physical delivery (via a local process server or your representative) within the precise statutory timelines. If the situation requires legal action, we hand over a flawless, ready-to-file documentation packet to your attorney. We manage the entire administrative crisis, ensuring your case is airtight.
