All of Washington State

What we actually do

Everything that keeps a tenanted property running, legally and quietly, without you having to think about it. Most of it is the monthly fee; the two that are priced separately say so.

  • Rent collection, paid straight to you

Set up, monitored and chased when late — but the money lands in your account, never ours.

  • Applications and screening

Background, credit, eviction and pet screening, plus a Washington lease with the addendums that protect you. $499, only at turnover.

  • Maintenance coordination

24/7 intake and vetted local vendors. Nothing is spent without your approval, at any amount. Invoices at cost.

  • Renewals and rent increases

We calculate what you can raise rent to and serve the notice correctly for your city. $299, only when a tenant renews.

  • Compliance and record-keeping

Deadlines tracked, deposits handled correctly, disclosures issued, and a paper trail that holds up in a dispute.

  • Accounting and year-end

Itemized monthly statements and a clean annual summary your accountant will not send back.

  • Being reachable

A named person who knows your property, on the phone during business hours. Not a ticket number.

Smart Property Management

$109/mo per unit

Simple, transparent, and predictable. We provide property owners with the following ongoing benefits:

  • No Rent, No Pay: Zero management fees during vacancies. Even if your property is on the market for months, you pay us absolutely nothing until a tenant is secured and paying rent.
  • 100% Direct-to-Owner Rent Collection: Rent bypasses us and goes straight to your personal account.
  • Month-to-Month Freedom (No Lock-In Contracts): Traditional managers trap you in rigid 1-year agreements with hefty cancellation fees. With us, you can cancel anytime with a simple email (effective the next month), and we will seamlessly transfer all your data and records with zero hassle.
  • Zero Maintenance Markups: You approve all repairs, and we add $0 in markup fees.
  • No Hidden Reserve Funds: Keep your capital in your own pocket.
  • Strict WA State Compliance: Expert oversight of state and local housing regulations to keep your asset protected.
  • Secure 24/7 Owner & Tenant Portals: Track income, expenses, and maintenance in real-time.
  • Managed Tenant Relationships: We handle the late-night calls and daily communications.
  • Full Administrative & Back-Office Support: A dedicated licensed team, not an outsourced call center.

Screening & Lease Execution

$499Flat Fee

Maximized revenue, minimized risk. A one-time fee to secure the perfect tenant:

  • Zero Hidden or Predatory Fees: Traditional companies nickel-and-dime owners with Setup, Onboarding, and Renewal fees, while burdening tenants with expensive portal connection or processing charges. We charge a strict flat $499—with absolutely no unexpected costs for you or the applicant.
  • Premium Tenant Vetting: In-depth credit, criminal, eviction history, and pet screening.
  • Custom Lease Drafting: Airtight WA State leases and all required compliance addendums.
  • Avoidance of Costly Mistakes: Professional document execution and strict adherence to fair housing guidelines.
  • Zillow Listing Copywriting: We provide the optimized text to make your property stand out.
  • Flexible Showings (Save a full month's rent!): You or your designated representative host the showings, keeping massive leasing commissions in your pocket.

The Problem with Traditional Monday-to-Friday Showings

Traditional property management companies often rely on unlicensed, hourly staff to handle property showings. Because they work standard Monday through Friday, 9 AM to 5 PM office hours, they frequently miss high-quality prospective tenants who want to view properties after work or on weekends. Your property sits vacant longer, and you lose money.

Our model fixes this inefficiency. By empowering you (or your designated representative) to host flexible showings on your own schedule, no high-quality lead is ever missed. You capture the best tenants faster, and we handle 100% of the complex screening and paperwork behind the scenes.

Maintain ultimate financial control while our licensed local firm handles the heavy lifting.

Questions owners actually ask

What does "virtual" actually mean here?

It means the administration runs remotely — rent, communication, notices, accounting and coordination all happen digitally. It does not mean nobody shows up at your property. When physical work is needed, a vetted local vendor is dispatched and the work is documented. What is gone is the storefront and the overhead attached to it, not the accountability.

What does the $109 a month actually cover?

The whole running of the tenancy: rent collection, late-rent notices served correctly, 24/7 maintenance intake and vendor coordination, deposit accounting, statements, HOA and utility correspondence, and portal access for you and your tenant. Vendor invoices for actual repairs are passed to you at cost with no markup, and nothing is spent without your approval. Two things sit outside it and both are flat figures rather than percentages: Screening & Lease Execution at $499 when a unit turns over, and lease renewal at $299 when a tenant renews. An owner with a settled long-term tenant pays neither.

Do you find tenants?

Partly, and the split is worth understanding. You advertise the unit and you or your representative runs the showing — that is the local, physical half of the job, and we do not pretend a remote company does it well. Everything else is ours: the online application, background, credit and eviction history screening, pet and assistance animal screening, the Washington lease with its addendums, and the tenancy from there. That is our Screening & Lease Execution package, $499 flat — not a percentage of rent, and not a month's rent the way a leasing commission usually works.

What happens if a tenant stops paying?

We serve the correct notice, in the correct form, within the correct timeline — which is where most self-managing landlords lose their case before it starts. We coordinate with your attorney if it proceeds to filing. We are not a law firm and we do not file evictions for you, but the paperwork leading up to it will be right.

Do you hold my rent money?

No — and this is deliberate. Your tenant pays you directly. Rent never passes through our company account, so it is never pooled with anyone else's money, never delayed by our banking, and never at risk if something happened to us. We set up the payment channel, monitor that rent arrives, and chase it the moment it does not. You simply keep control of your own cash flow. Most managers hold your rent and pay it out weeks later; we think that step exists for their benefit, not yours.

Which parts of Washington do you cover?

All of it. Operating remotely is precisely what removes the drive-time limit — we manage in Seattle and the Eastside as we always have, and now equally in Tacoma, Spokane, Vancouver, Olympia and Bellingham.
