An MBA and app developer who built the platform your rent, maintenance and statements run on. Usually your first point of contact when you inquire.
It means the administration runs remotely — rent, communication, notices, accounting and coordination all happen digitally. It does not mean nobody shows up at your property. When physical work is needed, a vetted local vendor is dispatched and the work is documented. What is gone is the storefront and the overhead attached to it, not the accountability.
The whole running of the tenancy: rent collection, late-rent notices served correctly, 24/7 maintenance intake and vendor coordination, deposit accounting, statements, HOA and utility correspondence, and portal access for you and your tenant. Vendor invoices for actual repairs are passed to you at cost with no markup, and nothing is spent without your approval. Two things sit outside it and both are flat figures rather than percentages: Screening & Lease Execution at $499 when a unit turns over, and lease renewal at $299 when a tenant renews. An owner with a settled long-term tenant pays neither.
Partly, and the split is worth understanding. You advertise the unit and you or your representative runs the showing — that is the local, physical half of the job, and we do not pretend a remote company does it well. Everything else is ours: the online application, background, credit and eviction history screening, pet and assistance animal screening, the Washington lease with its addendums, and the tenancy from there. That is our Screening & Lease Execution package, $499 flat — not a percentage of rent, and not a month's rent the way a leasing commission usually works.
We serve the correct notice, in the correct form, within the correct timeline — which is where most self-managing landlords lose their case before it starts. We coordinate with your attorney if it proceeds to filing. We are not a law firm and we do not file evictions for you, but the paperwork leading up to it will be right.
No — and this is deliberate. Your tenant pays you directly. Rent never passes through our company account, so it is never pooled with anyone else's money, never delayed by our banking, and never at risk if something happened to us. We set up the payment channel, monitor that rent arrives, and chase it the moment it does not. You simply keep control of your own cash flow. Most managers hold your rent and pay it out weeks later; we think that step exists for their benefit, not yours.
All of it. Operating remotely is precisely what removes the drive-time limit — we manage in Seattle and the Eastside as we always have, and now equally in Tacoma, Spokane, Vancouver, Olympia and Bellingham.
