Ziprent is a technology-led property management company operating across a number of US states. Like us, it prices as a flat fee rather than a percentage of rent, and it is one of the few national operators to do so. Like us, it also prices tenant placement separately from management. The difference is that Ziprent will market your vacancy and run the showings; we will not.

These are real, and we would rather you hear them from us than find out later.

  • Your unit is empty and you want somebody else to advertise it and run the showings. This is the clearest case — we do neither, and you would need a second party for it.
  • You own rentals in several states and want one manager across all of them. We only work in Washington.
  • You would rather approve a repair budget once than be asked about every individual repair. Our no-threshold approval rule is deliberate, but it does mean more messages.

Is Palace cheaper than Ziprent?

That depends on their current pricing, so check their site for today’s numbers rather than trusting a figure on ours — it would be out of date within months. What we can tell you without qualification is our own: $109 per unit, per month to manage, $109 unchanged whatever your rent is, $499 to place a tenant, $299 to draft a renewal, no statement fee and no markup on repairs. Compare those against their equivalents line by line, and note that our placement number is lower partly because you keep the listing and the showings. Price is not actually the strongest reason to choose between us — rent custody and repair approval are.

Can I use Ziprent to find a tenant and Palace to manage?

You can use anyone you like to advertise the unit and run the showings — an agent of your choosing, another company, or yourself. Come to us as soon as you have interest and we will take the application, screen the applicant, draft the lease and run the tenancy from there. It is worth talking to us before the lease is finalized so it is written the way we would want to manage it.

What actually happens to my rent with each?

With most managers, including the national flat-fee operators, rent is collected into their account and paid out to you on their cycle. With Palace it goes straight from your tenant to your bank. We set up the channel, watch that it lands, and chase it the moment it does not — but we never hold it. That means it is never pooled with other owners’ money, never delayed by our banking, and never at risk if something happened to us.
